Located in San Francisco this project was a property with two residences, a single unit over garage at the street called Unit A, and a second 2-unit apartment building with Units B and C at the rear – Unit A was already a remodeled structure, but Unit B and C were in original Victorian condition and the City of San Francisco wanted the exterior kept for historic reasons.
The client, who lives in Unit A, wanted to convert Units B and C into a single 1,800 sf. guest house for his family to live in while visiting and it was anticipated that one member might be in a wheelchair in the future so the middle courtyard was made accessible with a series of ramps integrated into a stepped garden design.
The new garden court was designed around several existing trees with new Ipe fencing, bench, gardening shed and low voltage landscape lighting.
Entering Unit B up the Victorian front stairs at the second floor you enter a clean, crisp, flexible open living space – previously there was no interior stair access to all floors so part of the task was to create a stairway that joined three floors together so a sleek new stair tower was added.
The living room level features a glass sliding door system that can partition off the T.V. room and can slide further than shown to block heat from escaping up the stair tower or neighbors’ views of the interior – the open kitchen and eating area are accessorized by a small Juliet balcony for barbecuing.
